HAR.com released new data and it tells a story most people are not paying attention to.

Newly signed purchase contracts in Greater Houston just hit their highest level in four years. Sales of homes priced at $1 million and above surged 10.1% year over year. That is the strongest performing category in the entire market.

Why It Is Happening

Mortgage rates dropped from 6.82% a year ago to 6.44% in May. That dropped the monthly payment on a median priced home by more than $60 a month. Does not sound like much until you realize buyers who were sitting on the sidelines for two years are finally moving.

Houston affordability has now improved in 19 of the past 22 months. The median price stayed basically flat at $340,000. Days on market ticked up slightly to 54 days. Inventory is up but manageable.
