While Austin is down 18% from its 2022 peak and Houston is essentially flat, Dallas is quietly putting up the strongest numbers in the state.
According to Redfin's Dallas housing market data, the median sale price hit $499,000 over the three months ending May 2026. 2,843 homes sold in May alone, up from 2,831 the same month last year.
The DALTX housing tracker shows the current DFW median at $464,760, up 5.6% year over year. Active inventory sits at 32,877 homes. Days on market at 48, only up 6 days from last year.
That Is Not a Slow Market
That is a functioning market with real demand. The numbers do not lie. Dallas is absorbing inventory, prices are rising, and days on market are well below the Texas average of 82.

Population Keeps Coming
DFW adds roughly 150,000 net new residents every year. Median household income is around $92,000, up more than 5% year over year. 25,000 new households are projected to form in DFW in 2026 alone.
Jobs. Infrastructure. Migration. The fundamentals that drive housing demand are all pointing in the same direction. Zillow's Dallas data shows median sale prices reaching $501,485 as of May 31, 2026.
The Dallas vs Austin Divergence
Austin got all the attention during the pandemic. Everyone moved there. Prices skyrocketed. Then the correction hit hard. Austin is down 16% from its May 2022 peak of around $548,000 to a current median of $460,000.
Dallas never had the same spike. It grew steadily. And now it is reaping the benefit of consistent, sustainable growth rather than boom-and-bust volatility. This is the difference between a market that grew on speculation and one that grew on fundamentals.
