The Mortgage Industry Quietly Changed the Credit Rules and Now Millions Could Qualify to Buy a House

Fannie Mae, Freddie Mac and FHA now accept VantageScore 4.0 for mortgages. VantageScore is usually higher than classic FICO and free to check. What buyers and agents should do next.

If a lender told you no because of your credit, there is a good chance you got rejected by the most limited credit score on the market.

For decades, classic FICO was the only score mortgage lenders could use. It is a snapshot built for a world of paper applications. It ignores your rent, your utilities, your phone bill, and years of your payment history. You could pay rent flawlessly for a decade and be invisible to it.

That finally changed. And almost nobody noticed.

What Changed

On April 22, 2026, FHFA Director Bill Pulte and HUD Secretary Scott Turner announced that Fannie Mae, Freddie Mac and the FHA will accept VantageScore 4.0 and FICO 10T for mortgage underwriting. The first new credit score models approved for mortgages in decades. Fannie and Freddie started taking VantageScored loans immediately, and by fall every lender had the option. The top 30 mortgage originators in the country are already using it.

This is not a pilot anymore. VantageScore 4.0 now shows up in about 30% of TransUnion mortgage credit pulls, up from less than 5% three years ago.

The Score That Rejected You Was the Most Limited One on the Market

Classic FICO scores fewer people, with less data. It takes a snapshot of one month's balances instead of looking at how you actually behave over time. It ignores trended data, the 24 months of payment history the bureaus already have. It generally skips rent, utilities and phone bills. People with thin credit files often get no score at all. Not a low score. No score.

VantageScore 4.0 looks at all of it. The result: it scores roughly 33 million more U.S. adults than classic FICO or FICO 10T, according to TransUnion data. Many of them are near-prime borrowers the old system called unscoreable. And it predicts risk better. Analysis found VantageScore 4.0 captured up to 13% more incremental defaults than legacy FICO Classic, meaning lenders can say yes to more people without taking on more risk.

More data. Better prediction. More people scored. That is why this matters.

Your VantageScore Is Usually Higher. Here Is Why.

Because VantageScore uses more data, it often produces a higher score for the same person. Especially if you have a thin file, one rough patch years ago, or a history that classic FICO simply could not see. For some people the two scores are close. For many, the VantageScore version of them is meaningfully higher.

That gap can be the difference between a denial and an approval, or between a worse rate and a better one. You will not know which side of it you are on until you look.

You Can Check It Free Today

This is the part most people miss. You do not need to pay anyone or wait for a lender to find out.

Credit Karma shows it. WalletHub shows it. Most major bank apps and credit card apps show it. These are VantageScore models, the same family of scoring that VantageScore 4.0 belongs to. Your free VantageScore is far closer to what a VantageScore 4.0 lender sees than your classic FICO is.

One honest caveat: free apps show a score from one or two bureaus. A mortgage lender pulls all three. Treat your free score as a signal, not a guarantee. But if your VantageScore is 60 points higher than your FICO, that gap is information. Use it.

If You Rent, One More Thing Works in Your Favor

VantageScore 4.0 can count your rent payments toward your credit, if they are reported. Only about 13% of renters have their payments reported to the bureaus right now. If buying is on your plan, sign up for a rent reporting service, some cost around $10 a month, some property managers offer it free, and build months of visible on time payments before you apply.

If You Are a Buyer, Do These Four Things

1. Pull your free VantageScore today. Credit Karma, WalletHub, your bank app. Two minutes, zero dollars.

2. Compare it to your classic FICO. If there is a real gap, you now know which score model favors you. That gap is leverage.

3. Shop lenders by score model. Ask every lender one question: "Do you underwrite with VantageScore 4.0?" Some do, some do not. You want the one who pulls the score that favors you.

4. If you were denied before, apply again. A denial under classic FICO is not a denial under VantageScore 4.0.

If You Are an Agent, This Is the Cheapest Lead List You Will Ever Get

Think about your database. Every prospect who said their credit was not good enough. Every buyer who got denied and disappeared. Every renter who was not ready yet. The scoring rules just changed for all of them and almost none of them know it.

Here is your script: "Have you checked your VantageScore? It's free on Credit Karma and for a lot of people it's higher than the FICO that scared them off. You told me last year you could not buy. That may have just changed. Let's get you rechecked."

Education is the new lead generation. The agent who explains this first wins the client. That is exactly how some Dallas agents are quietly outperforming everyone else.

And the timing is right. DFW has more homes for sale than almost anywhere in America and buyers are still hesitating. If they are waiting for 5% rates, show them what that waiting strategy actually costs.

The Bottom Line

The most limited credit score on the market has been quietly deciding who gets to buy homes for decades. That monopoly is over.

Buyers, check your VantageScore before you assume anything about what you qualify for. Agents, call your list this week. The people who see the gap first are the ones who benefit from it.
