Rick Ross Is Building 670 Condos in Miami Gardens: What Agents Should Learn From This

Rick Ross partnered with Ferrari's design firm Pininfarina to build 670 condos in Miami Gardens. Here is what real estate agents should learn about building beyond a single income stream.

Rick Ross just did something most real estate professionals will never do. He stopped buying assets and started building them.

On July 28, Ross officially joined the development team behind EnSima Miami I, an eight-story, 670-unit residential project in Miami Gardens. The design firm behind the project is Pininfarina. That is the Italian house responsible for decades of Ferrari's most iconic cars.

Here are the numbers.

670 residential units. 165,000 square feet of retail space. Five minutes from Hard Rock Stadium. Sales office opening September 2026. One-bedroom units starting at $450K. Two-bedrooms from $580K. Three-bedrooms from $770K. Units start at roughly $593 per square foot, according to Bisnow's reporting.

That price point matters. New construction condos in Miami are selling well above $1,000 per square foot. EnSima is coming in at roughly half that. In Miami Gardens. Not Brickell. Not South Beach. Miami Gardens.

The Timing Is Not Accidental

Miami Gardens just hosted the final matches of the 2026 FIFA World Cup at Hard Rock Stadium. The city is in the heaviest development stretch in its history. Juan Carlos Mas' MAS AJP is seeking to rezone 162 acres for a mixed-use development. Asi Cymbal secured $114 million in refinancing for a 341-unit apartment complex. Florida Memorial University partnered on a $1 billion campus redevelopment, according to The Real Deal.

Ross is building in the neighborhood where he grew up. Carol City. He is not investing from a distance. He is developing from the ground up, in his hometown, with world-class partners.

What This Actually Means

Ross already has nearly 30 Wingstop franchises. Spirits brands including Luc Belaire and Bumbu. A music label. A Star Island mansion he bought for $37.5 million in 2023. Properties across Georgia, Texas, and Florida.

He did not need to become a developer. He chose to.

That is the lesson most agents miss. You can buy properties. You can sell properties. You can build a team. Or you can build the properties themselves. The income ceiling in this industry is not set by the market. It is set by what you decide to do.

The Move Most Agents Will Not Make

Most agents read a story like this and think, good for him, that is not me. That thinking is exactly why it is not you.

Ross did not start with a development company. He started with music. Then restaurants. Then spirits. Then real estate purchases. Then development. Each move was a step beyond the last. None of them required him to abandon the previous one.

The agents who stay stuck are the ones who pick one thing and refuse to expand. They sell houses and nothing else. They coach and nothing else. They invest and nothing else. The industry tells you to focus on one thing. Ross just proved the opposite.

You do not need to build 670 condos tomorrow. But you do need to ask yourself what your next move is. If you are only doing one thing, you are leaving money on the table.

What Moves Are You Making?

If you are an agent right now, you should be thinking about your portfolio beyond commissions. Getting started in real estate is step one. But what is step five? Step ten? Are you still just selling, or are you building equity in assets that pay you whether you close a deal this month or not?

Ross did not wait until he had everything figured out. He added the next thing while the current thing was still running. That is how you build a business plan that scales beyond a single income stream.

The agents who figure this out are the ones who build generational wealth. The ones who do not are the ones still chasing the next closing to pay for last month's lifestyle.

Stop waiting for permission. Stop waiting for the perfect moment. Stop letting the industry tell you to pick one thing. Do the most.

Becoming a successful real estate agent is the starting line, not the finish. What you build after that is what separates a career from a legacy.
